Fogo Villas - Introduction

Fogo Villas is the 3rd phase of the Sambala Project and occupies a 25 acre parcel of land within the main Sambala Resort close to the central amenities  of the Sambala Village at the head of the Sao Francisco Valley, Santiago. The generous individual plots for the 96 villas have all been carefully positioned to maximise the panoramic views of this spectacular site towards either the dramatic mountains of the interior, the undulating expanse of the Sao Francisco Valley or the vast Atlantic Ocean beyond.

The Properties

Fogo Villas comprises four distinct villa types each with a similar design style to ensure visual uniformity throughout the phase. Sambala offers investors the choice of purchasing either 5 bedroom, 4 bedroom or 3 bedroom villas, each sited within a generous individual plot with garden and to maximise both privacy and views when looking out from the property.

The majority of villas come with private swimming pools and if not, with carefully integrated communal swimming pool areas. 

The Country Club

Central to the Fogo Villas phase is the integrated Fogo Country Club which will offer a wide variety of leisure and sports activities as well as a colonial style restaurant and roof top bar. The Country Club will serve as the key focal point for Fogo Villa residents and a range of ancillary resort services will be on offer on a daily basis including child care, beauty and massage, gymnasium facilities and a small business centre.

The Santiago Lake & Waterfall

A beautiful lake and waterfall plunges dramatically into the Sao Francisco valley below situated between the Viviendas de Santiago and Fogo phases. The area surrounding the freshwater lake will be landscaped with tropical plants and fringed with palms and a sandy shoreline. Other features of the lake include the Creole Island Bar and Restaurant, perfect for light lunches, evening grills and all manner of local delicacies which is easily accessed by a timber walkway.

The Sambala Resort will also offer a diverse range of food and beverage services to cater for all tastes and temptations. Our wide range of catering facilities will offer everything from starlit beach grills to full a la carte cuisine. Sambala's vision places great emphasis on promoting the local Santiagoan delicacies which are heavily influenced by Portuguese techniques and the close proximity of brazil, and the finest quality beef imported from South America. Furthermore the abundance of fresh lobster, octopus and a wide variety of fish always guarantee that the resort is also very much a seafood lovers' paradise.

The Sambala Resort

Rental Income

Sambala offers all investors the opportunity to lease back their furnished property into the Sambala Resort in return for a 5% guaranteed rental income through our 5 year Resort leaseback scheme. This scheme guarantees to pay investors a rental income of 5% net of the purchase price of their property over a fixed 5 year period. In due course other rental offers may also be available from Sambala Resorts for your completed property and will be clarified in due course.

Sambala has carefully reviewed every ancillary requirement of your investment property and has put in place a specification or solution which will ensure that your investment property is always fit for purpose and able to deliver optimum comfort and safety to residents, guests or resort customers at any given time.

Bathrooms & Kitchens & White goods

All Viviendas de Fogo Villas are available with a choice of five integrated kitchen designs supplied by Moores and installed to a rigid European standard. Moores hold a royal warrant for the supply of kitchen furniture to the Royal Household.

All Sambala bathrooms are supplied by Vitra, one of Eurpoes leading bathroom manufacturers, with a long standing reputation for innovation and quality. Subtle ceramic tiles, high quality stainless steel fittings and generous bathing/showering areas are common themes running throughout Sambala property bathrooms.

Importantly all Villas also come with a fitted hob and oven and standard European plumbing attachments for all appropriate white goods.

Furniture Packs

Furnishing an investment property to a suitable quality standard on any tropical island is often expensive, time consuming and laborious process especially when in Cape Verde import duties on imported household items currently range from 40-60%.

Fortunatly Sambala Furnishings, our "On Island" interior design, furniture and installation company offers investors a range of cost effective high quality furniture packs which not only meet all required Health & Safety Standards but are also commensurate with our own sustainable environmental policies. Our furniture packs are inclusive of installation and are comprised of all the essential items required by the property and specifically include all beds, wardrobes, tables, chairs, mattresses and curtaining.

Turnkey Furnishing Solutions

Sambala Furnishings also offer investors a Turnkey Furnishing Solution for their property. This solution provides the plethora of ancillary items needed to make the property 100% fit for immediate occupancy and enjoyment at minimal cost and effort.

Essential for investors entering their property into a Sambala Rental Programme our Turnkey Solutions create a fully inventoried, maintained and professionally installed range of fittings and cover off everything from bedding, tableware, soft furnishings, art, lighting, utility ware and other accessories from a carefully presented menu.
