Vila Verde Resort starts completion mid 2009, there are still a selection of units available direct from the developer. We also have a selection of re-sale units available.
Location
A four hour flight from Europe and five and half hours direct from the UK, Sal Island is the tourist centre of Cape Verde. Vila Verde Resort, located 300 metres from golden sand beaches of Sal Island, the main tourism centre of Cape Verde, Vila Verde Resort emulates a small colonial village (Vila) amidst luxurious green areas. This is achieved through a balance between urban structures, along an exclusively pedestrian access, and green community areas with private swimming pools. The town itself is famous for its friendly and welcoming population and the island prides itself on providing high quality tourism and with almost year round sunshine and constant temperate winds is the ideal location for sun worshipers and sports enthusiasts alike.
Development
We are proud to work in conjunction with a premier developer in Cape Verde, to offer top quality properties to purchase in the Vila Verde resort that take full advantage of all the beauty that the island of Sal has to offer. Plazas, meeting points and leisure spaces are strategically placed along the pedestrian boulevard. Retail, services, food & beverage are randomly distributed along this access, thus creating an old village environment. From the entrance, a main road distributes traffic in a ring that causes no interference with the pedestrian access. Areas with higher buildings are located inside the pedestrian ring. Lower density zones on the outside areas establish a transition to the waterfront and the protected dune landscape. The central area along the pedestrian access will be divided into 13 gated communities with apartment blocks around private open gardens with swimming pools. The apartments will be one, two and three bedroom, with balconies and terraces.
Low density exterior areas will have two types of buildings
i) three and four bedroom villas with private pools, and a central country club
ii) two and three bedroom townhouse units, with a private club and private pools
A hotel plot is located, opposite to the main entrance, next to the dunes and close to the sea front, on a very visible spot, at the end of the pedestrian access. The resort will have parking places on the villas and townhouses plots, and also a large number along the roads, and under the pedestrian boulevard. The resort will also accommodate a supermarket, tennis courts and a botanical garden.
Resort Management and Rental Return
Vila Verde resort and property units will be managed by a property management company, which will take care of all components of the resort and within the terms agreed with each owner, will manage the rental plan.
Rental return
Clients will be given a gross annual return of 5% under the following terms:
The property unit has to be available to the management company for 365 days per year
The return will be adjusted pro rata downwards according to the usage rate
The payment of the rental return will be semesterly
The property unit should be furnished

TECNICIL-Signs Agreement with Major European Bank
TECNICIL signed a partnership agreement with Banco Espirito Santo, a leading Portuguese bank which has recently started operations in Cape Verde. At a ceremony with the presence of the President of Cape Verde and the Minister of Infrastructure, Transportation and Sea which took place on Sal Island, September 29th, the parties have expressed their confidence that the act represents the start of a strong, fruitful and lasting relationship. According to the agreement the first project to be financed is VilaVerde Resort for which a total of 120 million Euros has already been allocated. This will include development loan, mortgages for Vila Verde clients and guarantees.
President of Cape Verde lays the first stone
The President of Cape Verde has officially laid the first stone of Vila Verde Resort at a ceremony which took place on Sal Island on Friday,September 29th. The event represents the official start of construction of this major project, an investment of over 120 million Euros. As scheduled, exactly six months after the project release, this is the first residential resort on Sal Island to start construction works. At the event, the President of Cape Verde and the Minister of Infrastructure and the Mayor of Sal pointed out their confidence in TECNICILs capability to implement projects of such dimensions and have encouraged the company to continue its course and to be an example for Cape Verde's business community.
